Shingles that have been blown off or lifted expose the underlayment beneath — and eventually the roof deck — to direct moisture. Even a single missing shingle creates a vulnerability during the next rainstorm.

Seams & Penetrations

Flashing seals the joints where the roof meets walls, chimneys, skylights, and vents. When flashing corrodes, lifts, or was installed incorrectly, these seams become primary entry points for water.

High-Flow Areas

Roof valleys channel the highest concentration of water runoff. Over time, the material in valleys wears faster than flat areas. Cracking or separation in valley material allows water to migrate beneath the surface.

Valley failures often go undetected until water staining appears on interior ceilings directly below.

Granule Loss & Aging

UV & Weather Exposure

Asphalt shingles are coated in protective granules that reflect UV and guard against heat. As granules shed over time, the underlying asphalt is exposed — causing brittleness, cracking, and accelerated aging.

Excessive granule loss is a leading indicator that a roof is approaching the end of its effective lifespan.

Pipe Collar & Boot Failures

Vent Stack Seals

Rubber pipe boots seal the gap around plumbing vents that penetrate the roof. These rubber collars degrade under UV exposure and eventually crack — allowing water to flow directly down the pipe and into the ceiling.

Pipe boot failures are extremely common on roofs over 10 years old and are a fast, affordable fix when caught early.

Soffit & Fascia Damage

Edge Rot & Deterioration

The wood soffit and fascia boards along the roofline can absorb moisture from clogged gutters or damaged drip edge, leading to rot. Rot spreads into the structural rafters if not addressed quickly.

What starts as a cosmetic issue at the roofline can become a structural repair if moisture reaches the framing.
